Started the building process with Diyanni.
Contract was signed over 2 years ago. (Aug. 2019). I would only recommend this builder if you have a lot of extra money and time.

We are still in the process of building. Have had too many problems to list. The house is not anywhere near completion. I will update once (if) the house is ever completed. *We were supposed to move in sometime this month, but that will not happen.

Do not make the same mistake as us.
1249 days since we signed and our house has so many problems/issues. We finally moved in 2 years after our house should have been done and it is not what we contracted for. I can not reiterate enough to find another builder. We can’t even relax or enjoy our home because we have so much to fix. We keep finding more problems. Windows leaking and so many other problems. The pandemic is not an excuse for the lack of quality that we were promised.
Recommendation: Wish I could go back and hear what was happening with people that were building with this company and stop us from making the biggest mistake of our lives!

Learn moreMy husband and I are very excited about the prospect of building our retirement home with Diyanni Homes and have not been disappointed. From the sales rep at the model, the project manager and superintendent, to the design consultant, Diyannis team have made these beginning stages of our build quite easy. There is a lot that goes into the finished build. The permits and coordination it takes to line everything up, just to get started, is a process in itself. We look forward to the days ahead watching what is a drawing on paper and a compilation of pictures and ideas come to fruition. Cant wait!

Diyanni Homes replied to this review.We have been working with Diyanni since we signed our contract in Nov '20 - we actually just began digging this week! When we first signed we were told the estimated time from signing to moving in would be 12-14 months, which is about what we are at currently as long as the house moves along smoothly. To this point, the planning process has taken longer than we had originally expected mostly I think based on inexperience on our end of how much more planning we had to do before digging. However, we do appreciate that things are being fully planned out prior to execution. Thus far, we have found that Diyanni does offer many nice options included in their base pricing for most items. We have upgraded a few things here or there but overall I appreciate that our contract price included the majority of upgrades we needed to make. Kati has been very helpful in the design studio helping us select options that match our style and expectations for the home. Overall, we are excited to move along in the building process!

She has been so helpful and has given very helpful suggestions along the way that we would have never thought of on our own. We love our selections and cannot wait to see it all be built. *** is very patient with us and is always willing to go the extra mile with helping us with other design aspects of the home as well. Their show rooms have amazing samples to see what the design will look like and she is always pulling up pictures on the computer as you go so you can see it done. We are so happy with our experience with ***!

She is so helpful and is very knowledgeable. 99% done with our selections, and cant wait to see how it all comes to together when finished. Diyanni Homes replied to this review.Our experience with Diyanni so far has been a pleasure. Our sales *** and design center *** have both been extremely helpful. Both ladies, as well as everyone behind the scenes who are making things happen, have been very responsive and have answered all our questions without making us feel like we are a burden. The process is very laid out and we have been given numerous resources to help guide us through this huge (and exciting) process. Being a first-time homebuilder, I feel Diyanni has done a great job being as transparent and detailed as possible. The only minor process I would tweak is to offer a checklist of ideas of upgrades and possible changes that we could review at the time of pricing/designing our house. While possibilities are somewhat limitless, being presented with common upgrades or things to consider up front will help to ensure we are considering all options prior to signing the contract. Im excited to work with Diyanni on the next phase of our homebuilding process! I would definitely recommend them based on my experience so far.

She has helped to navigate the exterior color selections, interior color selections, cabinets, hardware selections, etc. Despite having to make a multitude of selections, she has made it a stress free process and has kept the communication flow open. An absolute professional, master of her craft, and pleasure to work with!

Diyanni Homes replied to this review.This has been an awful experience. Very poor communication. And very bad craftsmanship. Way too many things that needed to be finished after we took possession. We upgraded our cabinets and one came in busted. My wife pointed it out BEFORE they installed them. The installer didn't respond instead he walked to his car and sat there until my wife left. As she was pulling out she noticed him getting out of his car and walking back in. We notified our project manager and said he would handle it. They did order another cabinet that sat in the house for weeks. It was never installed. They pushed the busted cabinet back together and installed the granite on top of the busted cabinet. Now they are refusing to fix it. We still have the dented construction door on the man door leading from the garage to the house. The new one has been painted and leaning up against the wall in the garage. Maybe it's our job to install the locks and door. I'm a REALTOR and I'll never suggest Diyanni Homes to my clients. They do not care about their customers. Once you sign the contract they got you. Be warned!

Here at Diyanni Homes, we take pride in the customer service and want all of our clients to have a pleasant home building experience. So, as a builder during this pandemic, we are doing what we can, with what we can control and that is communication with our clients. The field project manager along with the regional project manager have continued conversations with this client as well as all their clients immediately when we are aware of a delay. Unfortunately, we are still facing challenges due to the pandemic that no one could have predicted.

Learn moreEveryone from Diyanni Homes has been very helpful and very prompt in answering any questions or concerns. We were a little slow to get started but the weather and Covid understandingly, has played a big part in the delay and Diyanni kept us up to date on the process. Everyone has been really friendly and extremely organized. I can't remember everyone's names but, we so appreciate Amy and Clayanne's help in this process as well. They are always willing to answer any questions promptly and are also very knowledgeable. The PM Chark and all of the sales reps that we have met with for our selection appointments have also been very helpful. We are in the beginning stages of building our home and are looking forward to the rest of the process. I am confident we made the right decision in having Diyanni build our home.

Diyanni Homes replied to this review.We purchased a challenging lot in ***, *** with a creek on 2 sides of the property. We worked with AZ *** to make a house we wanted fit on our land. We had to go through multiple redesigns to get the house we wanted. AZ patiently offered suggestions and answered multiple questions that we had. Because of the creek, we had to go to the *** for a variance. We worked with *** in Permitting to write up the variance wording to present to the City. Due to deadlines of submitting the variance paperwork, *** called and talked to the *** several times in order to get the wording correct for the variance and submitted by the deadline. We were granted the variance and the building process began. Our next step was picking out our exterior colors and cabinets. We worked with *** and had a great time making our selections. *** offered her opinions, but we never felt pressured to go with her ideas. What a great team helping us make decisions on our forever home. Everyone we have worked with at Diyanni has been professional and helpful throughout our process so far. We can't speak more highly of them.

Diyanni Homes replied to this review.We are in the process of building our home with Diyanni and have been so happy with the level of care and professionalism we've received from each and every person we've come into contact with along the way. Our salesperson really helped us maximize the floorplan we selected to make it perfect for our growing family and kept us in the loop through different phases of the planning process. Clayanne has been incredible during the design process. She really listened to what we wanted and made amazing suggestions to bring our house to life. She even made time outside of our appointments to talk through some design questions I had that weren't even related to what we chose with her, which was extremely appreciated. We've only worked with our project manager for a short amount of time since our construction just started last month, but he has been great about communicating and ensuring we know what has been completed so far and what is to come, which is really exciting once you start physically seeing things happen. I also can't say enough about all of the staff members that work in their office coordinating appointments, answering questions and efficiently communicating changes or needs throughout the process. One of the reasons we chose Diyanni over other builders we considered was their known standard of quality when it comes to the homes they build, however I can also say now that their staff is just as top-notch.

Thus far, our experience has been a bit uneven. We just excavated last week and we're waiting for foundation walls. It's been about 11 months since we signed a contract with them - so we've been waiting quite a while to get going. When we've worked with them on the sales and selection side, it's been great. However, the industry is having challenges with input pricing (cost of lumber and other materials), obtaining enough contractors, long lead times, all during a time when lots of people want to build new homes due in part to rising home prices. So in that respect, Diyanni has done an "ok" job weathering that. I think one area where I would offer advice is don't take on too many customers that your existing staff can't provide good and timely service. The second is that provide pro-active and verbal communication. If there's bad news - pick up the phone! Smooth it over. Don't communicate unexpected delays on the builder website without a conversation to help the customer understand. If excavation is delayed 6 weeks and it's completely outside your control? Call your customer preemptively explain what's going on so that they don't feel like they're getting blown off. Ultimately, this is a difficult time to be running a business and building homes, so I commend Diyanni on their efforts. I think some more pro-active communication and not being afraid to call about bad news would go a long way! We anxiously await our completed home in Spring 2022.

Diyanni Homes replied to this review.Diyanni turned our dream home into a nightmare. We just passed inspections to begin the drywall. Diyanni left propane heaters running overnight. There was a major explosion and fire! 13 roof trusses needed to be removed and replaced. All the electrical, plumbing and HVAC systems had to be removed and replaced. And the basement flooded. Phil *** the owner, stood in the middle of the burned out area and told us Diyanni would make everything right. We have been asking them to just do their job for 2 1/2 years now. Their first attempts to repair the roof failed. Finally we hired an attorney to make sure the roof repairs were structurally sound. We have TWO DIFFERENT COLORS of shingles on the front of the house. We were told the shingles meet Diyannis model home standard of quality. We were told if we went with their appliance supplier all appliances would fit. Many issues with the kitchen including knocking a hole in the drywall behind the refrigerator so it could be shoved in to place. The project manager response was what do you want me to do? No one will see it. When moving the refrigerator to repair the drywall, they marred the hardwood flooring. We were told they would repair the flooring. Five weeks later I have had no response to my email asking about the floor repair. Their craftsmanship is poor and their communication is even worse. Every contractor who comes to the house to repair something leaves with something else needing repaired. They talk a good game at the beginning. Dont be fooled. Be warned. Once you sign a contract they have you. I hope it is not too late for you to find another builder of your dream home. My *** page has pictures of the nightmare Diyanni will not fix.

File a complaint Write a reviewDiyanni Homes feels terrible for the *** that they had to experience such a devastating event during their build. However, the buyers statements are misleading. The explosion and fire were not the result of a heater being left on at the jobsite. They were the result of breaking and entering, theft and arson. The thief stole two propane heaters, leaving the open hoses connected to a propane tank to flood the home under construction with Liquid Propane. The ignition was unknown. This incident was reported to and investigated by the local fire and police jurisdiction. It was a unique and unfortunate situation. We immediately met with the family to discuss the course of action needed. This involved multiple meetings with restoration companies, insurance company, and an engineer. The engineer determined what compounds were structurally compromised. Because the home was near the stage of drywalling, all the rough mechanicals were damaged and needed replaced. As one could imagine, this did delay the build for DiYanni Homes to make all the necessary repairs required by the engineer and to meet DiYanni Homes ***.Where the newly replaced trusses met the existing structurally sound trusses, a visible ridge would appear at certain times of daylight hours. This was cosmetically and structurally repaired within the engineers report and NAHB guidelines. The shingles that had to be replaced were of the same style, color, and manufacturer. Unfortunately, the buyer purchased an appliance that required a modification be made to the drywall. The drywall behind his refrigerator has been addressed and the damaged flooring will be addressed. We have had more than 40 years of building custom homes and this was a first and hopefully last time one of customers experienced an act of pure evil that resulted in an explosion such as you did. We are sincerely sorry this happened to you. We feel after the remaining items we've committed to are completed; you will have a beautiful well-built home that meets the *** of our model homes.

Diyanni Homes replied to this review.I really gave this company as much patience and understanding as I possibly could. I knew Covid would be an excuse even when it wasnt. The initial consultation was great however I wont go into too much detail because no one wants to read a book. We signed our contract with Diyanni in august , its now June 2022 and our home is still not finished, never in my life have I seen such sloppy painters. My windows are covered in paint in which they were supposed to clean and power wash the outside of our home and it never happened. Paid for the two tone door package which was almost 1k and selected Grey for interior doors and black for exterior. Initially they forgot to paint my doors and hung the doors anyway. Then when I told them they slapped some paint on them, drip marks, never bothered to take off the hinges or door handles though so dont ever try to switch your handles because youll have white rings around them. The painters were two hours late last time and no one bothered to call me (I work nights and I waited all morning for them) finally showed up slapped some paint on the outside and tried to talk me out of painting my vents because they didnt have ladders that tall and no one wants to get on a roof to paint vents. Still waiting for them to come fix the black paint thats now caked all over the inside of my door which is Grey or was Grey I guess now its Grey with black streaks and some white spots where they took the handle off and it didnt quite fit back on where it did before.Sloppy paint jobs inside, paid for finished steps to the basement, they have dark paint all over the white trim. Project manager contacted me last week to tell me the painters that have been out 3 times will contact me to fix them again. At this point we could have painted them better ourselves. I dont want to have to take time out of my day during the week every week to watch someone ruin my doors over and over again. I want my money back for the doors.

Its a reality we are facing and fighting through. The windows were unable to be cleaned during the cold months. We will be more than happy to send a cleaning crew back to clean these windows. We generally do not pressure wash the exterior of the homes, because without sod or grass, the next rain or windy day would undo any pressure washing of the siding. We have the painters scheduled to come and fix your doors. Every one of our homes goes through a quality control inspection to assure that all our homes are built consistently and of the same quality as any one of our model homes. If there is anything that is not of Benchmark quality, it is noted on the *** report and is corrected. We want you to love your Diyanni home! We will work hard to correct these last few items, so that you can rest easy and start making memories. We wish you nothing but happiness in your new Diyanni home.

Diyanni Homes replied to this review.I have mixed feelings about our home building process. Clayanne for color appointments is amazing and she alone gets five stars. However, my other experiences drop my score.Designing in bits and pieces is very confusing. I highly recommend changing the process to design a home. I do not like that you pick the cabinets and outdoor colors before you pick floors. Then you pick the colors for the interior before you pick your granite. I highly recommend changing the color appointments to be room focused where you pick everything for an entire space so you can see it all come together. This is where Clayanne deserves five stars because she patiently sat through me trying to organize all of the little details that are at other appointments with other people.In addition, I suggest purchasing a software that allows your color selections to be inputted to see all together on a device. It is very hard to make choices with little swatch samples held up to each other. I also was told that all of my sample choices would be available to help me make other selections. However, I was missing my master floor tile and carpet color which made it difficult to pick wall colors.I find the app used to design the home process very confusing. It is also very confusing to have multiple people reaching out about so many different things. As a new home builder, I do not know what Im doing. I wouldve appreciated someone who oversaw my account like a case manager and was just one point person to direct me when I needed to schedule different appointments. So many different people are always contacting us that when I have a question I do not know which person I should contact. I found it frustrating that it was up to me to schedule the plumbing fixture appointment and lighting fixture appointment on my own after the date passed.I also have been frustrated with the lack of communication that we have received. Our project manager called less than *** person before the dig begins. The dig had been scheduled for multiple weeks and no one reached out to us to schedule this until it was dig day. In addition, I reached out about some price changes through the app and was not responded to until I inquired about it again after a week had passed. I am sure my home is going to be beautiful. But for me, the customer service has not been up to the level I expected for the amount of money I am investing in this home.
